That line is at the bottom of every page of the agreement, and it is where offer night goes long: five pages plus the disclosure, the lead paint form, the HOA documents, each one needing a buyer’s initials placed by hand in a signing tool. BuyerPen knows where the lines are. Every page of every document gets its initials field the moment you send.

Four steps, and the MLS does the first one.

  1. 1

    Pull the listing

Type the MLS number. The address, county, deed book and page, deed type, listing agent, and every document attached to the listing come in. Add your buyers by name and email.

  2. 2

    Set the terms

Price, earnest money, closing date, financing, due diligence, addenda: one screen per section, with the usual choices a tap away. Your MLS ids and brokerage disclosure fill themselves.

  3. 3

    Build the packet

Tick the listing documents the buyers should initial. Attach the seller's property disclosure straight from SellerTell, plus the pre-approval letter or proof of funds.

  4. 4

    Sign and send

Buyers sign from their phones: signature and date on page five, initials on every page of everything. Then one email carries the signed packet to the listing agent, with the terms summarized.

Built around the agreement, not around a generic form filler.

The real form, filled in ink
Terms are printed onto the current Maine Association of REALTORS® Purchase and Sale Agreement, box by box and line by line. Nothing is redrawn or re-typeset.
Initials on every page, placed for you
The agreement's initials lines and every attached document get a buyer-initials field on each page. No dragging boxes around in an e-signature tool at 9 pm.
Offer #2 in a minute
Countered or beaten? Start the next offer with the buyers, property, documents, and terms carried over. Change what moved, sign, send.
The seller's disclosure, attached
Paragraph 13 has the buyers acknowledge the Property Disclosure. If the listing agent prepared it in SellerTell, it's one click to include.
Plays with your transaction tools
Launch an offer from Reko with the buyer already filled in. The signed packet, the terms, and the seller's answer file themselves back onto the deal.
Teams, with the right visibility
Owners and admins see the whole board, agents see their own, assistants write for anyone. Agents keep their account when they move brokerages.

Priced for how buyer’s agents actually work.

Two offers free to see it work. After that, pay monthly, save with a year, or pay per offer if you only write a few.

Questions agents ask first.

Is this the real Purchase and Sale Agreement?
Yes. Your terms are printed onto the official Maine Association of REALTORS® form, the same PDF your brokerage uses today.
Do the buyers need an account?
No. Each buyer gets a signing link by email through LinkFeather and signs from their phone. You get the completed packet back.
What does the listing agent receive?
One email from you, with a plain summary of the terms and the signed packet attached: the agreement plus every initialed document. Replies come to you.
Can I write a cash offer? An escalation?
Cash and financed offers are both built in, with proof-of-funds timing and seller credits. Escalation, kick-out, and other addenda attach as documents today and are initialed like everything else.
What about the sellers' signatures?
Sellers sign on the listing side, on their own paper or in their agent's tool. BuyerPen writes and delivers the offer; when the answer comes back you record it, and a counter becomes offer #2.
Is it only for Maine?
Today, yes. The engine isn't Maine-specific, and other states' forms are added on request.

Your buyers’ next offer, in the seller’s hands before dinner is over.
